Gas or Propane Furnace Trouble? Start with the Diagnosis.
No heat on a cold night is no small thing. A gas or propane furnace that will not light, keeps shutting off, or blows cool air needs a real look. We come out, test the parts that matter, and tell you what is wrong and what it takes to fix it. Call or text and we will get on it.
HVAC RepairEquipment InstallationClear Written Scope
A furnace may stop because its safety switches detect a problem. An ignition fault, airflow restriction, wiring issue or venting concern can cause similar symptoms. The fault code is a starting point for diagnosis, not proof of a failed part.
Mora Heating & Air works on home gas and propane furnaces. We tell you what we confirmed, your repair options, and anything we could not fully test. Your oil provider still handles all oil-furnace service and burner repair.
What This Covers
Reading the control board fault code and confirming it with actual readings instead of trusting the blink pattern alone
Ignition faults: hot surface igniters, spark ignition, gas valves that won't open
Flame sensor cleaning and testing to help find why the furnace is not heating
Pressure switch and inducer motor faults, including blocked or improperly pitched venting
Limit-control trips assessed for airflow, temperature and other possible causes
Blower motor, capacitor, and control board diagnosis
Heat-exchanger assessment appropriate to the equipment, with any inspection limits explained
Thermostat and low voltage wiring faults that present as a dead furnace
Relevant combustion or venting checks within the agreed diagnostic scope, with any testing limits explained
Signs Your Furnace Needs Attention
The furnace tries to light several times then stops and locks out
The blower runs but the air coming out is cool
It heats for a few minutes, shuts off, then starts again shortly after
A rumble, a boom, or a delay before it lights
The furnace runs but rooms that used to get warm no longer do
A flashing fault light visible through the sight window in the lower door
Gas odor: leave without operating switches and call the gas utility or 911 from outside
How We Work a No Heat Call
Safety comes before diagnosis
An active CO alarm or suspected exposure needs evacuation and a 911 call from outside. Gas odor needs an outside call to the utility or 911. Once emergency responders clear the property, qualified equipment assessment can follow.
We read the fault, then verify it
The board stores a code. That code is a starting point, not an answer. A pressure switch code can be a bad switch, a blocked vent, a cracked hose, or a failing inducer, and only readings tell you which.
We explain it in plain language
You hear what failed and why it failed, because the why usually matters more. A limit switch that tripped because of a clogged filter will trip again if nobody mentions the filter.
We repair, then we watch it run
After the approved repair, we check the relevant furnace operation as safe conditions permit. We explain any remaining concern or limit on testing.
Frequently Asked Questions
The fan setting, ignition sequence, a safety shutdown or another fault could be involved. The symptom alone does not establish the cause.
Repeated resets can hide the fault and restart unsafe operation. Leave troubleshooting to a qualified professional and report any displayed code.
No. The thermostat, airflow and equipment condition can also cause short cycling. Describe the symptom so the cause can be investigated.
A heat-exchanger assessment can be part of the diagnostic scope. We explain the inspection method, findings and any limits rather than diagnose it from flame appearance alone.
Leave the building without operating switches or investigating. From outside, call the gas utility or 911 and follow their instructions.
Get everyone outside to fresh air and call 911 from outside. Do not re-enter until emergency responders say it is safe.
We serve homeowners in Germantown, Gaithersburg and Montgomery Village. Call or text with the full service address and the work you need so we can confirm the request.
No. Furnace repair here covers residential natural-gas and propane equipment. Your oil provider handles all oil-furnace diagnosis, burner repair and maintenance.
It can be as simple as the thermostat on the wrong setting or the fan left running, or it can be a clogged filter, an ignition problem, or a safety switch doing its job. Check the thermostat and the filter first. If it is still blowing cold, leave it and call us, because a furnace that will not fire can mean something that should be looked at, not forced.
It comes down to three things: how old the system is, what the repair costs against the value of the whole unit, and how well it has been keeping up. Once a system is past its teens and the repairs start stacking, replacement usually makes more sense. We look at yours and tell you straight which way we would go if it were our own home, with no pressure either way. Call or text 301-355-2238 and we will walk through it.
